How We Work

Site inspection (if needed)

For larger villas or unusual surfaces we arrange a free on-site visit before confirming the quote.

Kärcher pressure wash

We thoroughly clean the entire exterior to remove salt deposits, algae, dust and loose paint. Essential for a durable finish.

Drying time

We allow the surface to dry fully — minimum 24 hours depending on weather — before applying anything.

Crack and joint repair

All cracks, gaps and imperfections are filled with appropriate mortar or filler, then sanded smooth.

Masking

All windows, doors, railings, plants and vehicles nearby are carefully protected before any paint is applied.

Primer coat

A bonding primer is applied to maximise adhesion and extend the life of the final coat.

Airless finish

We apply one or two top coats using professional airless equipment for full, uniform coverage — even on heavily textured surfaces.

How much does it cost to paint a villa facade?

€8/m² for a single-storey villa, €10/m² for two floors, or €14/m² for three floors — all including Kärcher pressure wash. Calculation: villa perimeter × maximum height = facade m². A 150 m² single-storey villa comes to approximately €1,200. Final price is confirmed before we start.

Is the Kärcher wash included in the price?

Yes, always. We consider the pressure wash part of the job, not an optional extra. Painting over a dirty surface reduces durability by up to 40%.

How long does a facade job take?

A standard villa facade (150–200 m²) takes two to three days: one day for washing and preparation, one or two days for painting. We give you a realistic timeline before we start.

Do you need to access the whole perimeter of the house?

Yes. We need clear access around the house for ladders or scaffolding. We will discuss this with you before the job starts and make sure neighbours are not inconvenienced.

What paint do you use for Mediterranean climates?

We use breathable exterior paints (silicone-acrylic or pure silicone) from Titan, Valentine and Jotun — specifically formulated for coastal UV exposure and salt air. We don't use cheaper masonry paints that fade and crack in two years.

Can I choose the colour?

Yes. Any RAL or Pantone colour, or we can match your existing colour if you want to refresh without changing it. Just specify when requesting your quote.

Do you work when I am not there?

Yes. Many of our clients are non-resident owners. We can access the property with a key, carry out the full job, and send you before and after photos via WhatsApp. You don't need to be present.
